Stoughton's Second Quarter Real Estate Market Report

The second quarter of 2013 saw continued improvement in the Stoughton real estate market

From April 1, 2013 - June 30, 2013, there were 63 single family homes sold in Stoughton*
. The lowest priced home sold for $115,000.00 and the highest priced home sold at $596,657.00. The average sales price for the second quarter was $309,322.00.  

How did the second quarter of 2013 compare to the second quarter in other years for Stoughton Real Estate? Continuing the trend we saw last month, as shown on the chart attached, the second quarter of 2013 saw the highest number of home sales in during the second quarter for the past five years. 

Average sales price in the second quarter 2013 was up significantly over the second quarter of 2012 when the average sales price was $257,177.00. 2013 saw one of the highest average sales price during the second quarter over the past five years. This is the first time in the past five years that the second quarter average sales price was over $300,000.00. 

The Stoughton real estate market has shown continued improvement throughout 2013.  

What does this mean for buyers?  Increased demand and decreased inventory has been the driving factor in the increase in home prices.  However with an average sales price generally lower than the surrounding towns of Canton and Sharon, Stoughton remains a more affordable place to buy a home, especially for first time home buyers.
