2013 Third Quarter Market Report for Stoughton

The third quarter of 2013 saw continued improvement for the Stoughton real estate market. 

From July 1, 2013 - September 30, 2013, there were 93 single family homes sold in Stoughton.* The lowest priced home sold for $115,000.00 and the highest priced home sold at $540,000.00. The average sales price for this time period was $316,469.00.  

How did the third quarter of 2013 compare to the third quarter in other years for Stoughton Real Estate? Continuing the trend we have seen in 2013, as shown on the chart attached, the third quarter of 2013 saw the an increase over the third quarter of 2012.  The third quarter of 2013 saw the highest number of home sales for this time period over the past five years. 

Average sales price for the third quarter of 2013 was up over the the same period in 2012 when the average sales price was $285,771.00. The second chart shows that the third quarter of 2013 saw the highest average sales price for this period for the past five years. 

The Stoughton real estate market continues to show improvement and looks strong heading into the fourth quarter.  

What does this mean for buyers and sellers?  Prices and sales have remained strong and show a slow but steady increase year over year - indicating a stronger market than we have seen in the past few years.  Interest rates, while on the rise, still remain historically low.  With a strong market and low rates, if you are ready to make the move, it is a good time to buy a home.  Inventory is low so if you are thinking of selling your home, the time is right.
